All landlords have a legal duty under the Gas Safety (Installation &amp; Use) Regulations 1998 to maintain all appliances and flues that have been provided for their tenants and to have them checked once a year. The certification is a gas safety certificate (CP12) for all gas equipment in the accommodation that is rented out. <strong>Gas Safety Certificates can only be given by GAS SAFE registered engineers and are valid for 12 months.</strong> Before issuing a Gas Safety Certificate, the engineer will first check gas supply, gas appliances, gas flues and ventilation. <strong>If any problems are identified, the landlord must get a GAS SAFE registered engineer to carry out any necessary works.</strong> The engineer has the power to seal off any faulty equipment or request the gas company to cut supply to the property should it be deemed necessary.</td>

<p>In some cases, <strong>detecting boiler faults ‘too late’ could be fatal</strong>, because even modern combination boilers (combi-boilers) can develop carbon monoxide leaks. Known as the ‘silent killer’, <strong>carbon monoxide</strong> (CO) is odourless and so is difficult to detect, but <strong>can cause serious illness and lead to death</strong>. In its early stages, it causes headaches and flu like symptoms, and with continued exposure it can cause death.</p>
<p>The National Health Service (NHS) and many other organisations recommend that you <strong>have your boiler, central heating system and gas appliances checked annually by a professional boiler engineer</strong>. As part of your service, the engineer will make sure your boiler does not have carbon monoxide leaks and is safe.
